HOA Dues

HOA Dues Cover

  • Snow removal (roads + no driveways)

  • Road maintenance and repairs

  • Landscaping and common area upkeep

  • Insurance for HOA-managed areas

  • Utilities for common areas

  • Administrative costs (legal, accounting, management)

  • Reserve fund for future repairs/replacements

Fire protection

Landscaping: Owners must create and maintain defensible space around structures.

Fireworks: No


selling

Dues: All HOA dues need to be paid prior to sale

New Ownership: contact info should be provided to HOA

Signage: “for sale” signs should be reasonable and removed within 15 days of sale

Transfer Fee: HOA charges a 1% Transfer Fee


Parking

Egress and Maintenance: No vehicle may be parked in a manner that blocks or restricts roadway access, emergency access, or snow removal operations. Roadways must remain clear at all times for safe two-way traffic and emergency response.

Overflow Parking: areas are for owners and guests only


Landscaping

Appearance: Landscaping must be maintained and not allowed to become unsightly or overgrown.

Noxious Weeds Removal: Pull, spray, or manage weeds before they go to seed. Prevent spread into, neighboring lots, common areas

Common Neighborhood Noxious Weed: These thrive in disturbed soil, road edges, ski runs and open lots

  • Spotted Knapweed (Centaurea stoebe) - Most widespread invasive in Montana; aggressively takes over open land

  • Canada Thistle (Cirsium arvense) - Highly invasive perennial; spreads aggressively through deep root systems and quickly overtakes fields, roadsides, and disturbed mountain soils

Townhouses: We kindly ask that Townhouse owners help maintain the areas around their units


Garbage / Litter

Wildlife Protection: Bear proof trash can required

Loose Trash: No garbage bags, recycling, boxes, Christmas trees on the roadside ever.

Keep It Clean: Owners are responsible for keeping their property and surrounding areas free of debris

Litter: Owners mush clean up anything originating from their property

Pets: Animal waste must be picked up immediately (ties into overall cleanliness rules)

Construction: Prevent construction debris or loose materials from entering roadways

Ski Area Dumpsters: Not for residential use

WMR Community Dumpsters: Annual payment, Contact XXX for door code


Renting

Renters must follow all HOA rules as if they were the owner, including:

  • Noise & nuisance rules (no disturbances)

  • Parking restrictions (no blocking roads/emergency access)

  • Trash & wildlife rules (bear-proof, no littering)

  • Pet control rules

  • Use of common areas properly

  • No illegal or prohibited activities
