Owner Information

Owners in the Glades community are responsible for maintaining and caring for their individual properties, including homes, lots, and improvements located on them, in a manner consistent with community standards, including:
Landscaping, weed control, trash storage, and general property upkeep
Compliance with HOA rules, governing documents, and laws as they apply to owners, tenants, and guests
On-time payment of HOA dues
Driveway maintenance and snow removal
Adherence to regulations related to parking, rentals, pets, noise, and exterior modifications

Glades Community Spring Clean-Up: Before Memorial weekend, The Glades HOA hosts a community clean-up to remove winter trash, brush, and to work on various projects. Come meet your neighbors, keep our community clean, and help reduce maintenance costs.
WMR-Wide Community Brush Collection: Typically June, Volunteers pick up neighborhood brush piles as part of wildfire fuel reduction efforts. Sign up for the Big Mountain Community newsletter for more info.

Wildlife Protection: Bear-proof trash cans are required. Lids must be closed and fully latched when on the road.
Bear Safety + Fines: As of 2026, Montana Fish Wildlife and Parks will fine owners directly for their unsecured garbage under 87-6-216(1)(b) “unlawful supplemental feeding”. You will first receive a warning and after that fines. Additional FWP bear safety resources can be found here.
Storage and Pick-Up: Garbage cans cannot be on roadways for more than 2 days. They cannot obstruct plowing operations or fire department egress. Trash cans must be stored indoors.
Loose Trash: No garbage bags, recycling, boxes, Christmas trees, etc. on the roadside.
Litter: Owners or property managers are required to clean up anything originating from their property. Especially important for rental units with decks where items get blown into common areas.
Pets: Clean up after pets
Construction: Contractors need to prevent construction debris or loose materials from entering roadways and adjacent properties. No onsite burning of construction debris.
Ski Area Dumpsters: Not for residential use.
WMR Community Trash Compactors: Dumpsters and cardboard recycling are located near the Fire House. There is a nominal annual use fee. For access and door code, contact ColleenM@skiwhitefish.com.
Pitch In! There are no services or contractors to clean litter from roadways or open spaces. It’s up to us to keep the neighborhood clean. If you see litter, please pick it up.

Egress and Maintenance: No vehicle can be parked in a manner that blocks or restricts roadway access, emergency access, or snow removal operations. Roadways must remain clear at all times for safe two-way traffic and emergency response.
Overflow Parking: There are two dedicated areas on Inspiration Loop for owners and renters.
Public Parking: No public parking for lift or mountain access in the Glades subdivision.
Speed Limit: 15 MPH, all roads

Appearance: Properties need to be maintained and are not allowed to become unsightly or overgrown.
Noxious Weeds Removal: Manage weeds before they go to seed. Prevent spread into neighboring lots and common areas.
Common Neighborhood Noxious Weeds: These thrive in disturbed soil, road edges, ski runs, and open lots:
Spotted Knapweed (Centaurea stoebe) - Most widespread invasive in Montana; aggressively takes over open land. LINK HERE
Canada Thistle Cirsium arvense) - Highly invasive perennial; spreads aggressively through deep root systems and quickly overtakes fields, roadsides, and disturbed mountain soils. LINK HERE

Dues: All HOA dues need to be paid prior to sale.

Signage: “For Sale” signs should be reasonable and removed within 15 days of sale.
