Rentals + Property Managment:

Owners and property managers are responsible for ensuring renters understand and comply with all HOA rules. Clear communication of expectations—particularly around noise, parking, trash, and wildlife safety—is essential to maintaining the quality and character of the community.
Owner’s Responsibility: Owners are fully responsible for their renters and are liable for any violation of HOA rules, damages, or disturbances caused during a rental stay.
Property Management: Owners must provide and maintain current contact information for their property manager or local responsible party on file with the HOA.
Response: Owners must post visible property management contact information at the unit entrance, including a 24/7 local contact who can respond promptly to any issues.
Posted HOA Guidelines: Owners must provide renters with clear HOA rules, including noise, parking, and behavior expectations, and ensure they understand and comply with them during their stay.
Exterior Lights: Property managers should turn off exterior lights when not in use to support dark-sky practices, reduce light pollution, and preserve the enjoyment of the night sky and stars for the community.
Litter: Property management is responsible for promptly cleaning up litter from their units—including garbage that may blow off decks or balconies into adjacent properties or common areas—to maintain community cleanliness and reduce wildlife attraction.
Important Dates:
Spring Clean Up (before Memorial Day): We ask that all owners and property managers clean up their lots and adjacent common areas immediately after spring snow melt.
Weed Control (July): We ask that all townhome and homesite owners remove noxious weeds in and around their property to prevent further spreading. This mainly includes Spotted Knapweed and Canadian Thistle
Fall Clean Up (after Labor Day): We ask that all owners and property managers clean up their lots and adjacent common after summer rental season.
Winter Preparation (November): Property managers need to stake snow-plowing areas to maintain road width and egress throughout winter. Mark utility boxes and retaining walls to avoid damage.

Wildlife Protection: Bear proof trash cans are required. Lids must be closed and fully latched when on the road.
Pick-Up: Garbage cans cannot be on roadways for more than 48 hours and they cannot obstruct plowing operations or fire egress.
Garbage Service: If you use Republic for curbside garbage pick-up, it comes on Friday morning. *Contact Republic for holiday pick-up schedule.
Loose Trash: No garbage bags, recycling, boxes, Christmas trees, etc. on the roadside, ever.
Recycling: There is no curbside option. Recycle paper, cardboard, and aluminum at the Flathead Country Landfill. (Free)
Keep It Clean: Property managment needs to ensure all litter (cans, trash, nicotine products) surrounding their buildings and adjacent to decks are removed after each rental.
Litter: Property mangers must clean up anything originating from their property after every stay.
Pets: Animal waste must be picked up immediately.
Ski Area Dumpsters: Not for residential use.
WMR Community Trash Compactors: Dumpsters and cardboard recycling are located adjacent to the Fire House. There is a nominal annual use fee. For access and door code, contact ColleenM@skiwhitefish.com.
Pitch In! There is no service or WMR program to clean up litter from roadways or open spaces. It is up to us to keep the neighborhood clean. If you see litter, pick it up.

Egress and Maintenance: No vehicle may be parked in a manner that blocks or restricts roadway access, emergency access, or snow removal operations. Roadways must remain clear at all times for safe two-way traffic and emergency response.
Overflow Parking: There are two dedicated areas on Inspiration Loop for owners and guests only.
Public Parking: There is no public parking for lift access.

Road Plowing: Whitefish Mountain Resort is contracted by the HOA to maintain the roads . This typically happens mid-morning after a snow event.
Driveway Plowing: Owners are responsible for driveway plowing. Most owners use Glacier Land Works, 406-314-0030, glacierlandworks.com. Typically, snow removal happens between 4:00am and 6:00am after snowfall.
Obstructions: Renters need to be mindful to park in a manor in which vehicles do not interfere with plowing during and after snowfall. Failure to do so results in the narrowing of the roadway and required emergency egress.
Snow Stakes: Property managers are encouraged to stake their driveways, retaining walls, road edges, and utilities to avoid damage.

The Glades is a mixed-use community consisting of full-time residents, seasonal owners, vacationing guests, and tourists.
Renters must behave in a way that does not disturb neighbors or impact the community.
Owners are fully responsible for their renters’ conduct.
No late-night outdoor parties.
No yelling, loud music, or hot tub noise that carries.
Keep gatherings low-impact and respectful.
Treat the neighborhood like a quiet residential community.
